Matetsi operates on a 50,000-acre private concession along the Zambezi, well upstream from Victoria Falls itself. The property runs two intimate camps—West and East—each with just six suites positioned directly on the riverbank. This is essentially a full safari lodge that happens to offer Victoria Falls access, rather than a falls-focused hotel with some wildlife around.

The concession delivers genuine game viewing: elephant herds crossing the river, lion prides in the mopane woodland, leopard sightings regular enough that guides don't oversell them. Morning and afternoon drives explore the private reserve, while sunset cruises on the Zambezi remain the signature experience. The falls are about 40 kilometers away—close enough for helicopter flights and walking tours, distant enough that you're not sharing space with day-trippers.

The atmosphere skews contemporary luxury safari rather than colonial nostalgia, with a strong emphasis on the river itself. Guest numbers stay deliberately low, which means drives rarely encounter other vehicles and the camps maintain a genuinely exclusive feel. It's positioned for travelers wanting both the falls and a proper bush experience.

  • Scheduled Tour of the Falls experience including a guided walking Tour of the Falls with option of earlier transfer for guests doing additional activities (once per guest per stay), including Tour of the Falls parks fees (up to USD 50 per person)
  • Safari activities including game drives, birdwatching & safari walks
  • A sunrise or sunset boat cruise on the Zambezi River and additional boat cruises subject to availability
  • Amateur fishing

The Accommodation

Matetsi offers twelve river suites split between two camps along a private stretch of the Zambezi, about 40 kilometers upstream from the falls. Each suite occupies its own position on the riverbank with floor-to-ceiling glass opening onto a private deck and plunge pool. The setup prioritizes the view—you're essentially living on the water, with elephants and buffalo regular visitors to the opposite bank.

Inside, the suites run spacious and contemporary, with separate sleeping and lounge areas, freestanding bathtubs, and double vanities in the en-suite bathroom. Outdoor showers let you bathe under the sky, though the indoor option works better during cooler months. Air conditioning, fans, and heated floors cover the temperature extremes.

The design leans modern rather than traditional safari style—clean lines, neutral tones, plenty of natural light. Each suite includes a sala on the deck for shade, and the plunge pools actually get used given the Zambezi valley heat. It's a genuine barefoot-luxury experience where the accommodation itself becomes part of the wildlife viewing.
